History  of  Sainik  Farms

Orignal Sainik Farms was a project of the Min. of Defense in the early 60's with plots marked for Army officers . Hence the name Sainik Farms . Orignal plots alloted were of 2.5 acres each and were meant as farm houses i.e with marginal covered area and the balance to be used for agricultural purposes .

Over a period of time , as land and maintainance expenses grew manifold , these orignal plots of 2.5 acres got cut up into smaller plots and houses were built . In addition land of the surrounding villages i.e Khanpur and Neb Sarai got added to Sainik Farms and as at present comprises of 4000 houses spread over 1600 acres of land .

Consequent to the plot areas being smaller than 2.5 acres , the houses were no longer classified as farm houses ( as per the policy of the Delhi Govt.) and the colony was declared an illegal colony in the 80's and construction was banned . However at no moment of time was the land illegal , only the structure was illegal . Moreover in the 90's the Supreme Court made it very clear that existing houses cannot be touched.

ONLY FRESH CONSTRUCTION IS BANNED AND WOULD BE DEMOLISHED .

Current Position

As a result of the decision of the Delhi Govt. to legalise 1400 illegal colonies , major chunks of Sainik Farms were renamed as Defence Services Enclave , Neb Valley , Khirki Extension and Anupam Gardens . Their applications were accepted and Provisional Certificates of Regularisation were issued in October this year . As per the High Court's directive ,  all illegal colonies can only be regularised if basic amenties are provided i.e sewage connections , piped water and electricity .To honour the directives of the High Court , sewage work is on , in full swing, and electricity connections are being provided . Water has never been a problem as all houses have their own submersibles and there is 24 hours water supply. Neither has been sewerage as all houses have septic tanks .

Sainik Farms prices are 20% of a comparable colony in South Delhi . here. even in the current grim economic scenario land prices have not fallen .

Sainik Farms where in the current scenario , people are hesitant to invest in property and remain liquid , the current property on offer , 4500 sq. feet built up area , 5 bed rooms , could give a monthly rental return of upto Rs. 1.25 lakhs per month or Rs. 15 lakhs a year .

Ambience

Sainik Farms is the last green open colony in South Delhi . It is pollution free . There are large plots , with gardens and trees planted in every house . The common sparrow which is extinct in Delhi , as its habitat i.e trees have dissappeared, abounds in Sainik Farms ,  keeping company to its cousins  the crows , the minnahs , the koels etc... Peacocks are a common sight and morning and evening hours can be very noisy with bird calls . As a matter of fact , if talking to somebody on the phone in the morning or evening , a frequently asked question is
