*EDC and IDC by whatever name called is extra as applicable from time to time based on government notifications. These charges are subject to revision and government reserves the right to revise it from retrospective effect, the same would be recovered from the buyer. At present the EDC and IDC for the villas is at INR 3,50,400/- and for Avenues it is INR 1,16,800 per floor.
PLC (Preferred Location Charges) are applicable on Park Facing @ 7% of BSP (INR 2,92,600 on copper villas for deluxe at special price), Corner and wide road (60' and above) at 10% of BSP (INR 4,18,000/- for the same product) the example of one product is illustrative for workings on other price points.
BSP-- The Basic sale price, it does not include preferred location charges, External development charges, IFMS, parking (if any), memberships, services fees for amenities, stamp duty, any registeration charges or any other extra item. All such charges, security and funds are recoverable extra.
All price representations are based on current rates and are subject to change at the sole descretion of the company, all prices shall be applicable as on the date of encashment of the monies in the account of the company.
